The flipping shacks news letter has arrived. Sorry for the delay. I know this has kept you up at night, and for that I am truly sorry. But the news letter is hear now so you can relax. My first news letter went pretty well and I know all of you read it and loved it.

Well as you can see, I have decided to change the name to Flipping Shacks. In issues number 2 I am going to give you a few great internet tips, which will bring you in leads right away. Ill get to that in a minute but first.

Currently My friend Matt (Amazing internet marketer) and myself are creating an E-Book, which is turning into more of a course. We get together, start brain storming and crazy stuff happens. The power of two minds is greater than one. Its going to be big, and going to make tons of people millionaires, including us.

The Format is totally different, and I am still have to go through and format some of the videos but its almost the way I really want it. As you already know there is tons of great real estate tips already on there and more added every week.

The Importance of Self Education
Is there any other kind?

I never went to college. So far so good, according to Mr. Rohn. But had I not taken the next step in the quote, self-education, I would be serving you a Bloomin' Onion at the local Outback right now. Not even. Probably the other Bloomin' Onion that's not as good at Chili's.

I have read countless books, attended I don't know how many seminars, and invested thousands and thousands of dollars on home study courses. Shoot - I'm going through one home study course right now that cost well over a thousand dollars, and I have another one standing in line behind that one that was also over a thousand dollars. I'm even considering attending a seminar in relation to business systems in October for $10,000.

Would you like to know why I buy these things without fear of the expenditure, time and time again?

Because I have conditioned myself to ACT on the knowledge that I acquire. And this multiplies my original investment in the actual education product at LEAST 25 times over.

Now, I'm no math genius (as will soon be evidenced when I try to calculate this out loud), but I think that's a return on my investment of 2500%. Percentages confuse me. Don't worry though, I've outsourced all my math to India.

You need to learn to respect education and pursue it with all you got. Seek it out. Get mentors. Read books. Listen to audio books. CD's. All that stuff.

And if you HAVE done all this and are not seeing the benefits, then it is time to take a look inside and ask yourself "why?".

Do you actually read and listen to the materials you buy? Or do they sit on your bookshelf?

If you do read and listen to them, do you FINISH THE WHOLE THING? Do you finish what you start?

Do you act on them to the fullest extent?

Do you expect to succeed from the very beginning?

Are you listening to the right people in the first place?

Transforming yourself into the caliber of person who is able to take knowledge and turn it into health, wealth, and happiness should be a top priority. This is no easy task. It takes years. Ask me how I know.

Luckily for you guys, any products or seminars put on by me include a healthy dose of "caliber upgrade" material. We will always talk real estate as well as self-improvement (ax sharpening).

So what do you want to know about internet marketing? There are so many things that I could talk about, Blogging, YouTube, Creating Articles, Distributing you content, Social Media, Online Classifieds, just to Name a few.

All of these are necessary for you to become a rock star internet marketer. And all of them take time. Not everyone has the time to do everything that needs to be done on a consistent basis. So what can you do that will not take very much time out of your busy, day?

There is away to only spend around an hour a week and get tons of leads? What is that? Its putting up Classified Ads on all the free online sites. Some weeks I spend an hour and other I spend 5 hours. I did go a little crazy one day and posted an ad on over 50 classified sites. Ya, it was a lot of work. You do not need that many. So what are the top 3 classified sites you can be posting on?

· Craigslist.org – The Big Daddy

· Backpage.com – Easy to Use

· Kijiji.com – Ebay’s free Classified site

These sites I feel are the three easiest and best. They also rank well with search engines and sometime you can find you ad on the first page of Google. In Montana the only site that I have found that gets a lot of traffic is Craigslist.org. If you have not used Craigslis.org you are missing out. You can sell things, buy anything, find a job and even find a date on there. Check I out.

You should always be posting any properties you have for rent, for sale and ads that you are looking for properties. I seem to get at least a few calls a week from my Looking for houses post on Craigslist.org.

Do NOT Be Like the Rest

Now that you know where to post, I am going to give you a little secret that no one else knows. Or at least no one else does. Have you noticed that every single ad on these sites looks exactly the same? 3/2 house good neighborhood, 2 bed 1 Bath house in Billings, 3 br Affordable home and so on.

All of these ads look the same, and most will just get skipped over. What you want to do is make your ad catch reader’s eye. When they see the title, they will become intrigued and want to check it out.

Use headlines that you feel a little ashamed about posting. That’s when you know you have a great headline. Something like Take this Cheap Ass house Please, or Huge Crack House Practically Free. Those are just examples, I am sure you can come up with something way better.

I know I would click on those titles. Would You? Just look at the other headlines people have and do the opposite.

Get the Book “Hypnotic Writing” by Joe Vitale. It’s the best book I have found for writing sales letters and letters that catch the eye.

As for the content you have in your classified Just have some kind of opening that makes the readers want to read more. Always talk to them, and let them know what is in it for them. They could care less who you are our about you.

Also remember to include a phone number or What I prefer a link to your web page.

Post your ad’s now, and get all those leads coming in. Take Action Now and Make it Happen.

You are about to embark on an incredible journey

Hello World, I want to start off by introducing myself. I am Christopher Seder some of you may know me, and some may not, I hope to get to know everyone involved in real estate in Billings Montana. I am a real estate investor in Billings Montana.

Flipping Shacks is a monthly news letter for Real Estate investors and anyone interested in real estate or anyone interested in reading interesting articles.

This is News Letter number one. I hope every enjoys this, Its going going to get better from here.

There is going to be articles about all aspects of real estate investing, from tips for wholesaling, rehabbing, subject to, short sales and anything I can think of. Now this first one is free but the rest will be forty seven a month. I am just kidding they all are free. I love writing these and helping others figure out new ways to make money and have success.

What is Real Estate Wholesaling?

Wholesaling is seeking out affordable properties and putting them in the hands of other investors or buyers. For your trouble of marketing and finding the property you get paid a nice profit, which is kind of a finder’s fee, in a way. The wholesale process is very simple and anyone can do it.

Why in the world do we need wholesalers in Billings Montana?

It seems like the buyer or investor could easily search out cheap properties on his own or her own with no need to even go through a wholesaler. Most investors cannot always find the best deals out there because they do not have the time to really seek out and dig them up. As a wholesaler you have to become a monster marketer. When anyone has a house they need to sell quickly they think of you. This is what separates wholesalers from regular investors. Regular investors do not want to do the dirty work and sort through the 50 seller calls and non motivated leads that come in a week.

Wholesaler do the dirty work of searching in every little crack and crevice to find the deals. As a wholesaler you have proficient in marketing, negotiations, rehabbing (because you will be selling to another investor, you have to know what it will cost to rehab a house), knowing what property values are, and have ethics.

Wholesaling for Dummies

Find a motivated seller and negotiate a sales price around 40-65 percent of the after repair value (value of home in perfect condition). Sometimes lower than that. We have to buy properties at the low price because we consider in rehab costs, carrying costs, closing costs, our wholesale fee, and the rehabbers profit.

Next put the property under contract at a price that will work well with all these expenses added in. You just have to make sure there is good profit on the back end, for the rehabber you are selling too.

Take the contract to a title company. Let the company know that you will be brining in an assignment document and another copy of the purchase agreement at the time of closing.

Take the price you agreed on and mark it up anywhere from $2,000 to $100,000 (it will take some time to get a feel for what you think you can wholesale a house for quickly). Do not mark it up so much so there is no profit in it left for the rehabber.

Market the property to all investor buyers, landlords, and wholesale buyer you know.

Once you find a buyer, simply assign the contract to them with your profit documented as an assignment fee.

Attend the closing deal with the buyer and make sure everything is running smoothly.

Collect your check and then move on to the next deal.

The process is simple enough and can be a great place to build up cash for other investing strategies.

Keep your priorities straight

As a real estate wholesaler you always have to keep your seller and buyers best interests first and foremost. Never do a deal unless it’s a win-win situation for both you and the seller. If you cannot help them move on, do not make their situation worse. Always be honest and do business with integrity.
